While  picking up Home Owners Documents at Lake Ridge Parks and Recreation the other day for one of my sellers, I learned that the LRPRA has had a fee increase.

Since I think that Seller's and Buyer's alike need to know this information, I thought I'd share with you what I learned.

Initial Association Disclosure Packet Request- this is typically what most sellers will need to request when transferring property from them to a new homeowner. The fee is $$100 plus one of more Preparations and Deliver options listed below:

• paper format to be picked up $150
• paper format to be mailed- $150 plus required postage
• electronic format -$125
• expidite within 5 business days -$50
• additional copies (beyond required 2 copies) $25 each

Now if you have Ordered a Resale Packet within the past 12 months

•   A Financial update only is $50
•   A Financial update and Inspection $150

Buyers when purchasing a home in Lake Ridge governed by Lake Ridge Parks and Recreation, there is a $500 initital set up fee that is collected at settlement. This is a cost of becoming a Lake Ridge Homeowner.

Lately, I've been showing a lot of Bank Owned/Foreclosed homes from Woodbridge to Manassas. It's always and interesting adventure. An act of discovery for both the buyer and the Agent.

This evening was no exception, the buyer and I saw some Stunning Homes in the $200,000 and under price range in Manassas and Woodbridge. These houses won't last through the upcoming weekend. Right now most decent Foreclosed Homes get multiple offers. It's been happening for the past 30 days in Prince William County.

However, tonight was a little different than most house hunts. As we are looking at the last house and dusk is setting in, we were  heading to the basement of a town home. The light is slowly disappearing, however I had my trusty camera that will light up a room in such situations.

As we headed down to the basement right in front of me on the floor was this huge BUG! I mean HUGE!!!!  Well....I backed up so fast it would make your head spin. Actually, I screamed! And my client was half way up the stairs before I was, she saw it  when I did. There we both stood, just laughing in the kitchen, thinking "damn", I want to see the basement and saying ...

 "Oh my goodness, what is that?" 

Meanwhile my brain is saying  "I am not cut out for this."LOL!

Then I said, I am not going to let a bug stand in the way of seeing that basement.So I head down the stairs, camera in hand (as proof of what we were seeing) and as I grabbed the wall and and leaned around the corner to peek into the basement oh my goodness...

THERE IT WAS...IT WAS LARGER....AND ....

It was FAKE!!!! A TOY!! A JOKE!!!

Someone who was last in the home has a very warped sense of humor...... 

Or they wanted to scare any potential buyers. Never a dull moment....I just had to share my day in Real Estate today.

Yesterday, I was Househunting with a relocating buyer. We looked at several  Bank Owned Homes in the $400,000 to $500,000 price range from Ft. Belvior,Virginia to the Woodbridge Virginia area. Currently there are many golden opportunities available. Literally, these homes all had something in common, they all were painted in golden hues on the interiors. At first I never noticed it. It wasn't until I got home to upload the photo's of the day to be able to recap to my client househunt. You see her spouse is in Iraq and I want to keep him in the loop on what his wife's househunt is like. I've learned to create  photo albums for the spouse that is not her, so they can see first hand the highlights of what the other saw during the househunt.  It just goes to show that not all Bank Owned Homes are trashed or in need of a lot of repair. For me, today's househunt was a true joy. I like days like today. Where I have a client in my car and everytime we approached a home and I opened the lockbox and step inside the threshold we found delightful features like hardwood floors, stainless appliances, well cared for homes that are priced so low it will make your head spin! Right now in Woodbridge, Virginia in the $400,000 to $500,000 price range there are some Golden Opportunities!

I work as a Buyers Agent here in Lake Ridge Virginia and surrounding communities. If you've been thinking about buying now is the time! Heck, you may even want to consider renting your current home so you can snag one of these truly tremedous opportunities. This is the stuff you will tell your Grandkids about. I can hear it now "When we bought the house, it was price a $100,000 below most of the houses on the street! It was a foreclosed home. It was the best investment I ever made". My chrystal ball is in the shop, however I have a good feeling about these homes. Many of the homes we saw today had upwards or 4000 square feet of finished living space. It Was A Typical Work Day at the office:  

Everyday one of us on the TEAM  of Erick and Company works with someone searching for homes. In this particular case I had been working with a young couple from the Del Ray Area of Alexandria. They had called about a previous home I had written about on Rumford Ct in the Ridgeleigh Section of Lake Ridge, Virgina. Unfortunately, it was too late, we has a contract on that home quickly within 45 days of listing.

I took them around and showed a few others and the neighborhood.No luck. They're hearts were set on a water-view Town home. That weekend there were none available. As listings came on the MLS, I would send them updates for next few weeks. They saw one that peaked their interest. By the time they were able to see it the following weekend, three other contracts were already on the property. Shucks...and double shucks ..they didn't get up to bat again! The current market conditions are shifting a bit on homes priced under $350,000 in the Lake Ridge area. The good ones go fast.

The next day, at lunch time I stopped into our local Subway Sandwich Shop.As I approached the counter the manager said " I need to talk with you!" She knew I worked with Erick and Company as a Realtor. The woman said" We would like to sell our house, we're moving in a few months". When I asked where she lived, she said in the Ridgeleigh Section of Lake Ridge. I said with excitement..."By any chance is it a Water-view Town Home?" and she said those magic words, "Yes it's on Bracknell!"

 Jackpot, It's A Match, A  Home Run For The Entire Team! I couldn't believe the luck. I could hardly contain myself.  There are very times this has happened in my long career of 16 years, however I had a good feeling about this one.

I thought could it be? I've found a home for my young clients from Del Ray.Wouldn't  that be something....  

I made an appointment to see the home,what the seller wanted was actually right on target with  fair market price, they allowed me to bring my clients to see the home and walla, it was perfect for them. The rest was easy.  My clients (the buyers) wrote an offer and I submitted it to the homeowners of the waterfront town home on Bracknell.  The home is now officially today UNDER CONTRACT!

The sellers are relieved they do not have to put the house on the market and worry about all that comes with that.

The buyers are thrilled to have found such a gorgeous home and to know no one else got a chance to see it. This doesn't happen everyday, I can count about 10 times in my career it has. But when it does, it's like magic watching it all come together. This is when Real Estate is really rewarding and fun for everyone.
